Indian sandstone & limestone
Hot water at 100-130 bar with a surface cleaner — never lance work. Biocide pre-treatment (stone-safe — not patio cleaner that contains acid). Optional impregnating sealer (Lithofin MN Stain-Stop) gives 3-4 years of protection from re-staining.
Porcelain slabs
Pressure isn't the issue with porcelain — the slab itself is virtually maintenance-free. The vulnerable area is the jointing between slabs. We clean the surface gently and inspect/repoint joints with the appropriate jointing compound.
Concrete slabs (textured, riven, plain)
Robust under hot-water rotary. The main issue with concrete is fading colour — once cleaned, an optional coloured sealer can restore the original tone.
Slate & Caithness stone
Soft, low pressure, hot water, neutral pH cleaner. Slate scratches easily, so the surface cleaner is held off the surface, never dragged. Slate-safe sealer available.
Repointing failed joints
Old mortar removed to 20mm depth, joints washed clean, then repointed with either traditional sand-and-cement mortar (3:1 sharp sand to cement) or polymeric jointing compound for flexibility. Polymeric is better for joints over 5mm wide; mortar is better for tight joints.
Sealing options
Impregnating (penetrating) sealer keeps the natural look but blocks staining — recommended for sandstone and limestone. Wet-look sealer deepens colour and adds gloss — for concrete and where the customer wants a 'just-laid' look. Both 3-4 year life.
Patio furniture & plant pots
Moved before we start, cleaned underneath, plant pots wiped down on the base before going back. We also clean external dining furniture for an extra £20-£40 if asked at the same visit.
